From the earliest stages of a
project, the Construction Management concept involves our consultants taking on the role of
advocate
and advisor to the owner and, at the same time, taking on the role of
the Owner's Representative to the designers, architects, engineers, contractors
and suppliers who will bring the project to life.
As Owner's Representative, our obligation is to seek out cost effective
services from the various professionals involved, provide construction documents
and a complete design package, assist in the evaluation of contractor bids,
develop a construction budget and cost out items to be furnished by the owner in
lieu of the contractor. Specifying "0wner Furnished Items"
assists in insuring both the cost and quality control of the project. As the construction phase progresses, our project
managers review and approve the contractor's work, coordinate architectural,
engineering and design issues and provide "owner furnished items" to
the jobsite per the contractor's schedule. They also monitor the
contractor's progress and approve all pay applications.
Substantial cost savings are realized, not only in the value engineering of
the project, but also by supplying numerous construction materials (doors &
frames, wallcovering & carpet, hardware & light fixtures, etc.)
purchased on the owner's behalf at national account pricing. At the same
time, the client / owner is spared the day to day frustrations of dealing with
clarifications of thousands of details, coordination of schedules, resolving
contractor miss-understandings, interpretation of plans, design books, finish
schedules, etc.

work of the architects and engineers with an eye toward maintaining the
